PAT testing prices for landlords, businesses and local organisations

We price PAT testing around the work involved, not just a simple item count. Small rental and holiday-let properties start from £85 including the first 15 items. Workplaces and larger sites are quoted around item count, access, layout, labelling and reporting time.

A fair price depends on what needs doing on site

Some PAT testing visits are straightforward. A small rental property or holiday let with a modest number of supplied appliances can usually be priced from a clear starting point.

Other sites need a proper quote. If equipment is under desks, in cupboards, across several rooms, in customer-facing areas or spread across a larger building, the time involved can be very different from the item count alone.

You do not need a perfect item list before asking for a price. Tell us the property or premises type, where it is, and roughly how many items or rooms may be involved. We can help clarify the rest.

Workplace PAT testing is quoted around the actual work involved

For offices, shops, salons, cafés, clinics, workshops, charities, schools and local organisations, the price depends on more than the number of items.

A small office with clear access is different from a busy café, salon, workshop, school, charity building or multi-room site where equipment is spread across different areas.

For larger or more involved premises, a fixed quote, half-day rate, full-day rate or project price may be more appropriate than a simple per-item figure.

Business quotes may consider

  • Approximate number of items
  • Number of rooms, floors or areas
  • Access under desks, counters, shelves or cupboards
  • Customer-facing or busy areas
  • Labelling and reporting requirements

Why item count is only part of the price

Per-item pricing can work for small, straightforward visits, but it does not always reflect the full amount of time involved. The work is not only the inspection and test itself.

Items may need to be located, accessed, moved, disconnected, checked, labelled, recorded, reconnected and returned to where they were found. In some premises, access and recording time can make a bigger difference than the test itself.

This is why we ask about the type of property or premises, the rough number of items, the number of rooms or areas, and whether anything is likely to be awkward to access.

What you receive as part of the service

The exact price may vary depending on the property or site, but the service is built around careful inspection, appropriate testing, asset labelling and useful records.

If an item fails or appears damaged, it will be clearly recorded so you can decide whether it should be repaired, replaced, removed from use, or checked further.

Included as standard

  • Visual inspection of electrical equipment
  • Electrical testing where appropriate
  • Asset labels applied to tested items
  • Failed or damaged items clearly noted
  • Digital report and certificate supplied

All staff are City & Guilds qualified and DBS checked.

A few basic details are enough to start

You do not need to count every item perfectly before getting in touch. A rough estimate gives us enough to understand the likely amount of work involved.

The most useful details are the property or premises type, location, approximate number of items or rooms, and whether access may be awkward. For example, equipment under desks, stock rooms, cupboards, shelves, customer areas or multi-room layouts can all affect the time needed.

If more items are found on site than expected, this can be discussed before extra work is added.

Common questions about PAT testing prices

Pricing basics

How much does PAT testing cost?

Small rental and holiday-let properties usually start from £85 including the first 15 items. Business premises, offices, schools, charities and larger multi-room sites are usually quoted based on the actual work involved, including item count, access, layout, labelling and reporting time.

What is included in the £85 starting price?

The £85 starting price is intended for straightforward small rental or holiday-let properties with a modest number of items. It includes call-out, the first 15 items, asset labelling, reporting time, and a digital report and certificate.

What happens if I have more than 15 items?

Items above the first 15 are charged separately using the relevant additional item rate. The final price depends on the number of items and the work involved.

Quoting and larger visits

Do you charge per item?

For smaller visits, the first 15 items are included in the starting price and extra items are charged separately. For larger or more complex sites, a fixed quote, half-day rate, full-day rate or project price may be more appropriate.

Why do larger sites need a quote?

Larger sites can vary significantly. The time required may depend on the number of rooms, access, parking, how equipment is spread across the building, labelling requirements, failed items and report preparation time. You can read more about our PAT testing service for businesses and organisations.

Why can access affect the price?

Access can take a significant amount of time. In some cases, finding, reaching, moving and returning items takes longer than the inspection and test itself. A simple per-item rate does not always account for that time properly.

Items and records

Do I need to know the exact number of items?

No. A rough estimate is enough to start with. If more items are found on site than expected, this can be discussed before extra work is added. You can send us the basic details here.

Do you provide a certificate and report?

Yes. You receive a digital report and certificate showing what was inspected and tested, the results, and any failed or damaged items noted during the visit. You can read more in our PAT testing report guide.
